TERMS AND CONDITIONS
Provisional bookings will be held for 5 days (48 hours in the case of bookings made within one month of arrival). The booking is secured, and a contract between hirer and owner exists, when we receive a deposit, and have issued a written confirmation. The outstanding balance must be paid 8 weeks before the start of the holiday. If your holiday booking falls within this 8-week period, payment must be made in full. If payment is not received on the due date on the booking invoice, the owners reserve the right to treat the booking as cancelled by you (the hirer) and the dates will be offered to other interested parties. All deposits are NON-REFUNDABLE. Smoking is not permitted in any of the lodges. The hirer must pay the owner for any loss or damage to the lodge or contents. We advise you to take out adequate insurance to cover any loss or damage you may incur. The hirer accepts that the letting is a holiday let to which section 12(2) and paragraph 8 to Schedule 4 of the Housing (Scotland) Act 1988 apply. The hirer shall not sub-let the lodge or any part thereof. The number of people occupying the premises shall not exceed the number stated for the lodge. The hirer shall at all times undertake to prevent any member of his party from causing a nuisance or disturbance to other residents or occupiers in the neighbourhood. In this instance the owner has the right to ask the tenant to leave. The hirer undertakes to relieve the owner from any liability for damage or injury however caused by any member of his party. The owner accepts no responsibility for loss, injury or damage to any member of the hirer’s party or their property, howsoever caused. This clause does not attempt to exclude negligence or breach of statutory duty.
CANCELLATION BY YOU
This will result in the loss of your deposit. If we receive notice of cancellation less than 6 weeks before your holiday starts, you will be charged the full amount due unless we can re-let the property. We advise you to take out adequate insurance to cover this eventuality. Cancellations should be confirmed in writing. If, after we have issued your booking confirmation, you wish to alter your booking, we will endeavour to accommodate you, if possible. This service may incur charges.
CANCELLATION BY US
In the unlikely event that we have to cancel or amend your booking, we will advise you as soon as possible and endeavour to offer you suitable alternative accommodation. If this is not possible, or you do not wish to accept the alternatives offered, we would give you a complete refund of all monies paid by you.
ARRIVAL AND DEPARTURE
The property will be available to you from 4pm on the day of your arrival, until 10am on the day of your departure. If you are going to arrive late or leave early, please notify management beforehand. If you arrive late without notification and are unable to gain access to your lodge, we cannot be held responsible for any costs incurred for alternative overnight accommodation. All the properties are cleaned before letting. However, you are responsible for keeping and leaving the property in a clean and tidy condition.
PETS
We regret that pets are not allowed at River Edge Lodges.
FORCE MAJEUR
We cannot accept liability in any circumstances where performance of the contract is prevented by reason of: war or threat of war, riots, civil strife, terrorist activities, industrial disputes, natural or nuclear disasters, fire, flood or adverse weather conditions, acts of God, closure of ports or airports, epidemics, government action or any similar events beyond our control.
COMPLAINTS
If a problem arises, please notify management as soon as possible.
We reserve the right to terminate a booking at any time if any of these conditions are not met. Please check all details of your booking invoice carefully.
